Once the Form 6 has been executed, our team develops the campaign strategy specific to your property. Working closely with you to identify existing highlights and opportunities to bring out the absolute best of your home during a sales campaign.

  1. FORM 6 – Signing of the Form 6 allows us to commence work on your campaign immediately.
  2. CAMPAIGN STRATEGY – Our Showcase Team will make contact to set up a time to conduct a walk through and discuss in more detail the key features and highlights of your property of We develop the strategy that will gain the most exposure and stimulate enquiry and present it to you. Once agreed, this becomes your PROPERTY CAMPAIGN.
  3. PHOTOGRAPHY | VIDEOGRAPHY – Our Showcase team will assist you in preparing your home and then co-ordinate and manage your professional photoshoot and walk-through video shoot for online and direct marketing.
  4. SOCIAL MEDIA – A social media campaign commences with teasers and depending on the campaign strategy – an FB add campaign is launched.
  5. GO LIVE – Your property will go live on all Online Real Estate portals agreed upon in your Property Campaign. We also execute direct marketing campaigns in the surrounding area, out to our existing database and via social media advertising your property and communicating the Open Home program.
  6. OPEN HOME – Our Showcase team will create an open home program that works in with your schedule and takes into consideration the best time of day to showcase your property.

Project Development is headed up by Lisa Psaras who boasts experience as a key member of the Technical Development Team for Jumeirah Hotels and Resorts based in Dubai. Having worked on more than 24 mixed use, hotel, residence and apartment projects around the world, participating on focus groups, feasibilities, concept, interior design guidelines and also the production of design guidelines to ensure they kept ahead of their competitors. Roberto Scartozzi and Leo Psara work together on managing the marketing and sales program.

Sales Process

THE LISTING APPOINTMENT

The Listing appointment provides an opportunity to introduce ourselves, share a review of your surrounding market and discuss the ideal outcome of the sale campaign and how we hope to achieve it

FORM 6 EXECUTION

The Property Occupations Form 6 is executed in most instances at the Listing Appointment. This confirms our appointment as your exclusive listing agent. We then present the campaign strategy and marketing program for sign off. Upon execution of the Form 6, the Sale Campaign is launched and the team is appointed.

PHOTOGRAPHY

Depending upon the location, landscape and style of your property, we may recommend Videography and Drone Photography in addition to professional photography. Your Showcase Assistant works alongside your Lead Agent to co-ordinate preparation and execution of photography and ready your home for Showcasing

CAMPAIGN STRATEGY & MARKETING PROGRAM

Following photography, all members of the team attend a campaign planning session during which we review the photography and develop the marketing strategy and theme of the sale campaign. We map out every element of the marketing program, planning the advertising schedule, showcase program and social media campaign and GO-LIVE.

SHOWCASE

Each open home conducted are managed like a luxury event. We establish the best days and time of day to open the home, staging and set up on the day and visitor journey, choreographed from arrival to departure, to ensure the introduction to your home is as memorable as possible. The Lead Agent and Showcase Assistant are both present at the Open Homes to engage and screen qualified buyers

SETTLEMENT & HANDOVER

When an offer is accepted and terms have been negotiated, we prepare the contract of sale for execution by both parties. Conveyancing Solicitors or Property Lawyers are nominated and both parties are introduced. A settlement check list is prepared by us for you providing key stages of the process and deliverables by both.

Once settlement is completed and we are notified by the conveyancer or solicitors, we execute handover of the keys to the buyer

SHOWCASE ASSISTANT

Showcasing your home is how we capture and seduce your buyer. We manage each open home like a luxury event. Your showcase assistant works in tandem with your lead agent from curation of the marketing campaign through to inspection set-up, developing the ‘buyer journey’ during inspection, buyer welcome and check-in and providing support to the Lead Agent in guiding them through your property.
